What does a private valuation typically cost?
Fees vary depending on the property type, location, and complexity of the report required. Most standard residential valuations for a single dwelling fall in the range of $400 - $800. Duncan provides a fixed-fee quote upfront before any work begins, so there are no surprises. Submit an enquiry and he will respond with a specific quote, typically within one business day.
How long does a valuation take?
Most residential reports are completed within 2 - 5 business days of the property inspection. Straightforward single-dwelling valuations are typically at the faster end. More complex properties or retrospective reports requiring extensive market research may take a little longer. Turnaround is always confirmed at the time of booking.
What is the difference between a desktop valuation and an in-person inspection report?
A desktop valuation is prepared using available data - sales records, council records, and property databases - without a physical inspection. It is faster and lower cost, but less detailed. An in-person report involves Duncan attending the property to inspect its condition, presentation, and specific features, producing a full certified report. For most formal purposes (mortgage security, legal proceedings, ATO requirements) an in-person report is required.
